The Yellowstone Club in Big Sky, Montana has much to cheer about this year with record skier days and booming construction to build homes, renovate lodges, and breaking ground on new projects. Recently completed at the Yellowstone Club is The Village Lakeside condominiums, which partnered the Yellowstone Club, Locati Architects, Martel Construction, and Nishkian Monks to bring the project from conception through construction. Through thoughtful and timely phased development expanding the central core of the base area to include new amenities, expanded member services and offer a range of residential opportunities.
The Village Lakeside project consists of a new multi-unit residential condominium development located to the east of the Lodge and adjacent to Miller Lake. This enclave of 22 condominiums is connected directly to the Warren Miller Lodge deck and to the ski mountain via a covered sky bridge. Owners of these condominiums will be mere steps from all the Club has to offer with amenities like fine dining, youth recreation activities, and world-class private powder are within easy reach. Like all properties at the Yellowstone Club, Lakeside condos are nestled in the Rocky Mountains, with views that offer a constant reminder of the pristine surroundings.
Nishkian Monks served as the structural engineering consulting firm responsible for the structural design of The Village Lakeside condominiums. In this role, Nishkian Monks provided the design of the structural system, construction administration services, and special inspection of the building.
The challenge of this project was creating a podium structure stiff enough to support three stories of wood framing including a 115 psf roof snow load (equivalent of three additional stories of framing) over an existing pre-cast parking garage. In order provide the required stiffness and not overload the existing parking structure roof Nishkian Monks designed 4’-6” deep composite steel trusses weighing 15 kips each utilizing W12x96 top chords and W12x136 bottom chords. The trusses spanned approximately 60’-0” and were spaced at 24’-0” on center to bear on existing columns in the parking garage. Steel composite beams infilled between the trusses picking up wood bearing walls, columns, and landscaped features of the courtyard for the condominiums above. Not only did the selected framing system not overload the existing building, but the space created by the trusses allowed mechanical, electrical, and plumbing an area to run their chases and ductwork. The condominiums above the podium were framed with conventional light wood framing.
The Village Lakeside offers a range of home options, in four distinct floor plans, each named for locally found Trout. The main level of Lakeside has nine units, which alternate between Brook Trout and Golden Trout condominiums. The Brook Trout design includes two bedrooms in an approximately 1,740-square foot flat. The Golden Trout floor plan offers three bedrooms in flat configurations of 2,000 plus square feet. On the second and third levels are nine Cutthroat Trout condominiums, which feature five bedrooms exceeding 3,600-square feet in a penthouse layout, complete with loft space. Four Lakeside units are offered in the Rainbow Trout design, a three-level townhouse with a four bedroom layout ranging from 3,200 to 3,800 square feet approximately.
All condominiums at The Village Lakeside are built to the highest architectural standards. Each residence features a gourmet kitchen with informal and formal seating areas, fireplaces, and outdoor decks, from which to enjoy views of Eglise and Pioneer Mountains, and Miller Lake. The condominiums are all well-appointed with the finest finishes and fixtures, designed to echo the natural environment and reflect the grandeur of the Montana setting.
