The Nishkian Chamberlain group of Consulting and Structural Engineers are currently collaborating with developers and architects on several new Multi-Family and Mixed-Use development projects. Here is a sample of a few projects we are currently working on:
Bryant Street Development in San Francisco, CA
The Bryant Street development, currently under design, is a collaboration with the owner, Nick Podell Company and the architect, BDE Architecture. The development consists of razing the majority of an entire Mission District block and constructing nearly 300,000 square feet of Mixed-Use development. The new building consists of a six-stories with two distinct architectural styles, 274 apartments, 4,300 square foot ground floor retail space and underground parking for 160 cars and 145 bikes all fronting Bryant, 18th, and Florida Streets. Special structural considerations include: a creative analysis approach of the structures lateral force resisting system to reduce the cost of construction by eliminating the need for exterior shearwalls; a post–tensioned concrete podium first floor slab – supporting first floor park- like landscaped setting with large trees and planted areas; a “Mat Foundation” system to eliminate the use of extremely large spread footings and minimize differential settlement due to varied soil conditions across the site; the design of an accessible roof top dining lounge area, BBQs, large wood arbors and trellises, and planting areas. The project is currently in design with construction slated to begin in 2015.
Nestled in the thriving Southern California Downtown Beach City of Ventura, the Santa Clara Courts project is a collaboration with Architect, Mainstreet Architects + Planners, Inc. A building permit was recently issued and construction is underway! This Multi-Family development consists of three stories of wood-frame construction for 24 residential units (38,000 SF) over one story of concrete parking for 34 cars, all at grade. Since the inception of this project in 2006, it has had multiple owners and four Code changes. Due to the close proximity of this property to the ocean and changes in the code from the original design, wind forces ultimately governed a portion of the lateral design of the wood framed structure resulting in a redesign of the shearwall system after one recent Code change. Additional structural solutions include the use of cost conscious Concrete Masonry (CMU) walls at the first floor to provide lateral stabilization below the elevated podium post-tensioned slab. Construction is expected to be completed in 2015.
The 86 3rd Street development project is currently under construction. In collaboration with the developer, David Luedke, the architect, Levy Design Partners, and the contractor, Nishkian Chamberlain is working diligently to complete this project on time and within budget. This three story Mixed-Use development, located in the heart of Downtown Los Altos, consists of three stories of condominium (20 units approximately 27,465 SF) and Grade-Level commercial (5,525 SF) over one level of subterranean parking. The project has slanted roofs, big eaves, and cream brick, a contemporary but traditional look accomplished with the use of simulated limestone with subtle horizontal lines. Additional features include: two affordable housing units consisting of one 2-bedroom and one 3-bedroom unit; Electric charging stations; and a generous setback from the street. Special structural considerations include: the use of steel moment frames to transfer lateral loads to the lower levels due to the lack of stacking walls between residential areas above and retail spaces below. Also, the use of high strength reinforcing steel in the at-grade podium slab reduced the amount of steel placed in the slab resulting in a cost savings to the Owner.
