Located at the corner of Cottonwood and Fallon in Bozeman, the West Edge Condominiums are a development of the Human Resource Development Council of District IX, Inc. or HRDC, a non-profit community action agency, as part of the Neighborhood Stabilization Program funded by the Montana Department of Commerce. Funds were awarded to the HRDC in partnership with Gallatin County to purchase foreclosed properties, make necessary improvements, and construct additional units. The units are then sold to households living and working in the community who were formerly priced out of the market.
The West Edge Condominium development consists of three buildings with a total of 84 units. Building 1 is approximately 23,000 sq.ft. and features 24 units on 3 floors with elevator service. Units in this building range from 820 sq.ft. to 1,000+ sq.ft. Building 2 is approximately 34,000 sq.ft. and includes 36 units on three floors with elevator service. The building mix features six 870 sq.ft. one-bedroom units, twenty-four 862 sq.ft. two-bedroom units, and six 1,200+ sq.ft. three-bedroom units. This building also has one fully-handicap accessible unit of each bedroom size available. Building 3 is a 27,000 sq.ft, three-story structure consisting of 24 units—twelve 1,000+ sq.ft. two-bedroom units, and twelve 1,200+ sq.ft. three-bedroom units. This structure also includes an elevator service. Intrinsik Architecture designed Building 2 and Building 3 with Rotherham Construction as the general contractor, and Nishkian Monks as structural engineers. The structural system and primary components of Building 2 and Building 3 consist of conventional wood framing with prefabricated wood trusses for the roof. The building bears on conventional concrete strip and spread footings.
West Edge Condominiums allow HRDC to reach a more vulnerable population and to provide a unique mortgaging structure. Within the program, households receive homebuyer education, pre and post purchase counseling, and financing tailored to their individual needs. HRDC provides financial assistance to qualified West Edge Condominium homebuyers in the form of a no-interest (0%), deferred-payment second mortgage to help fill the gap between the total purchase price, and the first mortgage secured by the household. This affordable housing development was also made possible by partnerships with HUD, Montana Board of Housing, and various local lenders.
As HRDC and the community continue to strive to have Bozeman be attainable to all residents, affordable housing projects such as the West Edge Condominiums help keep people from being ‘priced out’ of their living arrangements.
