Construction is underway on a number of developments for Nishkian Chamberlain in Southern California. Here’s a highlight of a few of these recent starts:
A new mixed-use development in Newhall, California is in full swing construction. Shoring is installed and foundations are being placed. The development consists of a new apartment complex in two buildings over a common ground floor level. Parking is located in one level below grade. And slated to start later this year, a new Laemmle Theater is located directly adjacent to the new mixed-use building. The mixed-use structure consists of two wood framed apartment buildings – one three-story, one four-story – each over one concrete podium level and one concrete level below grade that is seismically separated above grade but connected to the adjacent parking garage level below grade.
The lateral force resisting systems are wood and concrete shear walls, above and below the podium level, respectively. The Laemmle Theater is a two-story steel framed building with buckling restrained braced frames resisting lateral loads.
Also in the San Fernando Valley, two new school buildings are well into construction at LAUSD’s Olive Vista Middle School where a new gymnasium and a new multi-purpose building are being constructed. Both structures consists of one-story steel framed roofs and masonry walls resisting gravity and lateral loads. The long spans and roof shape of the gymnasium led to the design and use of steel trusses supported by masonry pilasters. Between, and joining, the two buildings are the monumental steps – a series of concrete benches, planters, and ramps used for access, as place of gathering, and general merriment.
Near downtown Los Angeles along historic Sunset Boulevard, 3400 Sunset is a new multi-family residential building under construction. Shoring is complete and foundations are being installed. This hillside development has residential units above a common podium level one floor above grade with a small ground floor retail component and 2 levels of below grade parking. The structure consists of a four-story wood framed building over a concrete podium. The lateral force resisting system of the wood structure consists primarily of wood shear walls with the exception of the east side where a special moment frame is detailed. The use of a special moment frame on this end of the building allowed for the inclusion of spacious windows for the units overlooking Sunset Boulevard and downtown Los Angeles. With the hillside adjacent construction and two levels of below grade parking, the western side of the development retains nearly 60-feet of soil.
