A new contemporary architectural gem in downtown Portland, Oregon, the 12th & Morrison Building is now complete. Designed by LRS Architects in collaboration with Design Department, LLC and constructed by Turner, Nishkian Dean served as Structural Engineer of Record.
The 60,000 square foot mixed-use office building was designed to provide a modern look and valuable office building stock to its downtown Portland context. It features strong building forms, sleek materials, and floor-to-ceiling glazing. The thin profile with a varying-perimeter cantilever allowed the columns to be held back to express the glass façade in an architecturally dramatic and structurally efficient way.
Structural steel tubes were used in the building atrium to create an open, expressive space with a feature stair structure. The design provides ample uninterrupted interior space for flexible tenant layouts. The six floors of open creative office space also have desirable views of the West Hills and overlook the gardens of the neighboring First Presbyterian Church.
“The client challenged the A&E team to deliver a very high design within a speculative office budget — the post-tensioned concrete offers the design team the thin aesthetic profile desired,” said Greg Mitchell, design architect at LRS Architects.
Private decks on the west side of the building allow outside access to each floor, and a dynamic steel stair tower accents the south elevation. The top floor façade is set back from the floors below to provide a wraparound balcony, and a commanding roof overhang caps the building with a warm wood soffit. Recessed linear accent lighting highlights the building forms and sets the project aglow at night.
The site presented a bit of a challenge that had to be overcome by the team—the building sits on a downtown quarter block with existing buildings to the north and east, and a light rail line to the south. The design team worked closely with the owner and contractor to create a building that could be constructed efficiently on a constrained site while fulfilling the owners’ goal of creating a signature project that would attract premier tenants.
“The owner is a very discerning client that wanted to create something truly special for Portland’s West End,” said Eddie La Berge, at Turner Construction. “This commitment is expressed through the unique geometry of the building’s structure and, most notably, a floorplate configuration that cantilevers over 10 feet at the building’s SW corner.”
Tenants now include the project’s builder, Turner Construction, which leased the entire top floor, CENTRL Office, a collaborative coworking space, and Blue Star Donuts on the ground floor. The building is conveniently located adjacent to light rail and bus lines, and building amenities include bike parking, lockers, and shower facilities.
